Compensation Offered

3.0% of the contract price — approximately $45,000 at list — paid to the buyer's brokerage on any executed contract that closes.

An additional 1.0% — approximately $15,000, for a total of 4.0% — if the contract is at full list price with no seller concessions and is executed on or before Friday, September 18, 2026.

The 1% bonus requires no seller-paid closing costs, no credits, no concessions, no rate buydown, and no personal property beyond what is already included in the listing.

Both amounts are contingent on the transaction closing and are paid to the brokerage at closing through escrow, disbursed on the settlement statement.

This offer begins August 19, 2026 and expires at 11:59 p.m. on September 18, 2026 unless extended in writing. It is subject to a written compensation agreement executed before or concurrent with submission of an offer. Beyond the Listing

• Everything conveys. All appliances, window coverings, fixtures, and personal property transfer at closing.
